One percentage covering everything. There is no schedule of charges underneath it, which is the only figure on this page worth comparing with another agent.

What the six per cent covers

Four things, and all four are in it. An agent quoting four per cent with these charged separately is quoting a larger number badly.

Finding and referencing

Advertising, viewings and referencing, including employer verification we actually telephone. Empty months cost you more than a fee ever will, so this is where the work goes.

Rent and deposit

Collected, and the deposit held in a separate account that is not ours to spend. Paid to you by the fifth, whether or not it has cleared to us.

Repairs, up to a limit you set

Instructed without asking you below a figure you choose at the start, and never above it. Contractor invoices are passed at cost with no mark-up, which is where most agents actually earn.

Inspections and the exit

Twice a year with photographs to you, and a check-out against the inventory. Deposit disputes are argued from the inventory rather than from a recollection.

Before you instruct anybody

Four answers, and the first is the reason this agency has no sales desk.

Should I sell instead of letting?

Sometimes, and we will say so — which we can afford to because we earn nothing either way. An agency with a sales arm answering this question is answering it with a commission in view, however honest the individual is.

What yield can I expect?

We do not publish one and will not project one. A yield depends on your purchase price, your borrowing and your tax position, none of which are a letting agent’s business. What we can tell you is the range comparable flats are actually letting at this month.

Who holds the deposit?

A separate client account, not our operating account. You can ask for the bank confirmation and we will send it — an agent who cannot produce that on request is an agent whose deposits are funding their working capital.

What if the tenant does not pay?

You hear from us in the first week rather than the third, and we do not advance the rent to make our figures look better. What follows is a conversation about arrangements before it is one about notice, because a tenant three weeks late is usually not a tenant leaving.

Half an hour is enough to say what it should let at, what it would take to get there, and whether letting it is the right decision at all.
